Things to do


The indoor Shopping and leisure complex offers plenty of facilities to help your holiday go smoothly; a well-stocked supermarket and gift shop for all your shopping; a cafe and take-away. There are also washing machines, driers and iron’s available.


The Three Rocks Inn

is the superb on-site entertainment centre. This is the place to go when the sun goes down! Here the accent is on fun! Early evening, there’s a great entertainment programme aimed at the youngsters from magicians to discos. Punch and Judy to talent shows! Later there’s live music and top class cabaret acts, all FREE seven nights a week during high season. Competitions are also good fun, with a host of prizes including a free weeks holiday for winners and their family!


Swimming Pool

 There is an Indoor swimming pool, with a smaller pool for the toddlers. They are fully heated and both are fully supervised at all times by  qualified lifeguards, situated behind the clubhouse, however look at buying a weeks pass on the first day!

On Site for the Kids

There is a Kids club there is the adventure playground & Crazy Golf, there is the arcade and the Ozzie Club, your options are varied I would suggest look at the weeks programme before making any commitments, it is all reasonable.

There is a pebbles restaurant down the club and  fish & chip shop

The Beach

The beach on site is quite pebbly with a small sandy area, it can also get quite congested at high tides. You can hire a boat or canoe and go out into the sheltered bay you could also pop round to the bay next door which is very sandy and never busy as you can only access it by boat! You can also take your own boat, but they will charge for launching (before10 after 6) and parking. There is however no Jet skis or dogs allowed!


Budleigh Salterton has a large pebbly beach and Exmouth has a large sandy beach


The South East Devon Costal Path passes through Ladram you can head either way!

There are some lovely walks!

 Sidmouth “over the hill” (Peak Hill) a regular approx 2 – 2 ½ miles over the hill although very steep to start with is perfectly capable for 6 and up. It will take between 1 – 2 hours but has some lovely views and is almost always of the highway.

If you want to do it, head for the Three Rocks Inn, round the back of the playground and up the hill!

Don’t forget you will need to get back!

The other way “Budleigh” although looks the same distance as Sidmouth on the map, unless you take trunks to swim the estuary it is a lot longer, although my lad did it at 7 it is much longer, look at 3 – 4hours, however the lad is 14 now, done it in 2010, 3.5 miles to Budleigh Car Park in 1 1/4 hours. You can even carry on the costal walk to Exmouth, this is about 9 Miles.

We have ourselves located some nice riverside flat walks into Exeter, if you park here: Bridge Road Exeter you can walk through the Riverside Park all the way to Exeter Quay and even the City Centre, approximatly 2 Miles each way.

If you are more ambitious, I would suggest you head for W H Smiths at Exmouth who stock loads of local books on local walks. (there are some in the caravan)  Also Dartmoor and Exmoor are  just up the road (well an hour) and your options are unlimited!
